Residential Development

The practice can provide a comprehensive service to clients developing residential properties throughout all RIBA plan of work stages. We work with clients to advise on the right level of service for each project and our appointment may cover any, or all of the stages of work. Some consultancy areas commonly provided for residential development are described below.

Façade Sound Insulation
The external building fabric should be designed so that noise ingress from external noise sources such as road traffic, railways, aircraft, nearby factories, is adequately restricted. This may be required to meet conditions stipulated by the local planning authority or to meet targets recommended in standards such as BS 8233:2014.

The design process usually involves carrying out an environmental noise survey to quantify the existing noise climate over the day and night periods, noise mapping using
CADNA A software to assess sound propagation across the site followed by detailed acoustic modelling to BS EN 12354-3:2000  using either SONarchitect or BASTIAN to determine the required sound insulation performance of constituent façade elements such as glazing, cladding and ventilation.
 
Sound Insulation between Dwellings
The practice has extensive experience in the specification of separating walls, floors and flanking elements necessary to meet the performance targets give in Approved Document E:2003. Part of the design process involves 3-d modelling of the building in accordance with Parts 1 and 2 of BS EN 12354:2000 (implemented  by
SONarchitect ISO and BASTIAN Building Acoustics Planning System). Input data is obtained from laboratory sound insulation tests of elements to relevant parts of BS EN ISO 140/ BS EN ISO 10140, or where unavailable, by prediction from applications such as Insul .

Acoustic modelling is of particular benefit in situations where enhanced standards of sound insulation are being targeted, for example projects subject to Code for Sustainable Homes or BREEAM, or where innovative forms of construction are being proposed.

Pre-completion Sound Insulation Tests
Changes to the Building Regulations for England and Wales introduced in 2003 required that target sound insulation values for dwellings be verified by pre-completion sound insulation testing (PCT).  The regulations also stipulate that testing can only be carried out by organisations with appropriate third party accreditation and Building Control should reject tests undertaken by any unaccredited organisation

Paragon Acoustic Consultants (PAC) is a member of the Association of Noise Consultants (ANC) Registration Scheme (Organisation No. 150) and is therefore able to carry out tests to the satisfaction of Approved Inspectors, Local Authority Building Control bodies and Warranty providers in England and Wales.
